Trust One Plus Realty --- Rebecca will make things happen!

If It’s Possible She’ll Make It Happen!

Despite so much ‘doom and gloom’ news about the real estate market, there’s a small local real estate agency that has not only survived –it’s thrived!

“We had the busiest January we’ve had since we opened our company in 2005,” owner Rebecca Cucovatz says. “New home building is starting to make a come back and spring is proving to be even better.”

It all started when Rebecca, with a background in accounting, invested in a piece of property with a friend. Before long she was hooked. From its’ inception, One Plus Realty has proven to be a fierce competitor in a market that until just recently was deemed stagnant at best by national analysts.

How have they done it? Instead of the traditional three percent typically charged to list a home, One Plus Realty charges only one and a half percent. In turn they give up to a one percent rebate to anyone buying a home using their services.  One Plus Realty is able to save time and money for both buyers and sellers.

But the true driving force behind the success of One Plus Realty is Rebecca’s sincere desire to help people. One elderly woman’s home was due to be sold at auction on a Tuesday. Rebecca brought in an investor on a Monday and stopped the foreclosure.

She has a few words of advice for people who are facing foreclosure. “Don’t give up!” She’s even had instances when people have not been able to make their house payments for months where she’s not only helped them sell their house, they’ve walked away with cash. If it’s possible Rebecca will make it happen.

“The worst thing a person can do is walk away from their home,” Rebecca says.  “That is a black mark that will stay on their credit for at least seven years.   A short sale will typically stay on their credit for year. Most people don’t realize there are plenty of investors who are looking for investment opportunities.”

If a short sale is the only option, Rebecca is certified to speed up the paperwork. “Because the paperwork is so extensive and there have been so many short sales, the paper work must be perfect or the bank will often reject the sale.”

If you want to sell or buy a home, or if you are facing financial difficulties and are afraid of losing your home, call One Plus Realty at 855-ONE-PLUS (located at 15300 Preston Road in Frisco) or log onto www.1plusrealty.com.

Magic Formulas and Broken Promises

Magic Formulas and Broken Promises

Did you make a New Year’s resolution to lose weight? If so, you may have already broken that promise to yourself. Or perhaps you decided some time ago that when it comes to your weight, it’s hopeless. If you did break a promise to yourself don’t feel bad. More than likely, without realizing it, you’ve become accustomed to broken promises.

Society is bombarded with a confusing array of fad diets. By now we are familiar with expensive programs where the meals are already prepared. Many of us have even been tempted to take part in a boot camp with strict regiments of exercising and meals where the food is strictly monitored.

Like snake oil salesmen that traveled from town to town in earlier times, promoters, via the media, bombard you daily with promises that you’ll have a huge weight loss if you just buy their products. You may have even tried some of these programs. Maybe you did lose weight, but you probably gained it back along with some additional pounds.

Dr. Chris Kuhne, a board-certified specialist in Obstetrics and Gynecology since 1992, has a long list of patients who, after struggling for years with their weight, have not only lost those extra pounds, they’ve kept them off.

“Almost everything you see and hear promising weight loss is a gimmick,” Dr. Kuhne says. “That old adage – the less calories you eat the more weight you lose is simply not true. Even though there are no drugs that will change your metabolism, by relying on sound physiological principles there are ways to manipulate the bodies ability to conserve or burn energy. A huge part of successful weight loss means eating the way primitive people ate. Their diets consisted of grains, vegetables, fruit and protein. There are no magic formulas, but by eating the right foods, not going hungry and having good medical supervision, almost every individual can lose weight.”

Dr. Kuhne’s extensive experience and empathy allows him to successfully treat a variety of needs including weight loss, contraception, cancer-detection, hormone replacement therapy (HRT) pregnancy and basic female infertility. He also handles common mood issues such as PMS and low libido, as well as the more serious mood disorders of depression, disruptive concentration and Attention Deficit Disorder.

Dr. Chris Kuhne is located at Centennial Medical Pavilion 11 at 4461 Coit Road, Suite 309 in Frisco at the northwest corner of Hwy 121 and Coit Road. For information call 214-705-7425 or log onto www.womens-healthcare.com

Most people use their garage door as the main entrance to their home. In one month, your door will go up and down hundreds of times. Your garage door is a large moving object with many parts. Lack of maintenance and neglect can cause serious problems. Once a part breaks or malfunctions, it is often a sign that other parts may be damaged or worn. Most manufactures recommend a YEARLY TUNE-UP AND INSPECTION by a professional for your garage door and opener.

Dispelling the ADD-ADHD Myth by Beverly Moss

For many of us, one of the latest terms - 'multi-tasking' is appropriate for our busy lifestyle. But for many adults, the problem can be much more serious. They may suffer from ADD (Attention Deficit Disorder) or ADHD (Attention Deficit Hyper Disorder). A recent report, released during the ADD and ADHD Awareness Week, states that 60 to 85 percent of children with these disorders may continue to meet those criterias during their teenage years, and 50 percent into adulthood.

If you suffer from ADHD your mind is like a roller coaster. You're impulsive, talk too much and have difficulty listening. Always on the go you find it difficult to relax. When talking to people you constantly interrupt. You spend money recklessly, forget important dates and have difficulty focusing.

On the other hand, if you suffer from ADD you are easily distracted, lose things, are forgetful, disorganized, fail to complete projects and find it difficult to focus. You're inattentive, careless and a poor listener.

"It is a myth that only children have ADD or ADHD", Dr. Chris Kuhne says, "Because these disorders are often unrecognized in adults they are often misdiagnosed as suffering from depression. The good news is that a high percentage of the people who suffer from ADD or ADHD are uniquely talented and gifted. Once proper steps are taken they are able to focus and their lives become more manageable, not only themselves, but for those around them."

A board-certified specialist in Obstetrics and Gynecology since 1992, Dr. Kuhne has practiced medicine in the Richardson, Plano and Frisco areas for two decades and has a combined family OB/GYN experience exceeding the half century mark. His extensive experience and empathy allow him to successfully treat a variety of women's needs including weight loss, high-risk obstetrics, cancer-detection, hormone replacement therapy (HRT) and complete basic female infertility. He also handles common mood issues such as PMS, depression and low sex drive.

R. Chris Kuhne, M.D., a Parkland-trained Ob/Gyn you can trust for most all your healthcare needs, is located in Frisco in Centennial Medical Pavillion II at 4462 Coit Road, Suite 309 at the northwest corner of Hwy 121 and Coit Road.
